Duties will include overseeing the day-to-day operation of the community to achieve expense and income levels based on monthly, quarterly, and annual budget goals.
Alerts Property Manager in advance of any problems which might cause variance to budget and/or prevent completion of budgeted events as planned.  Conduct programs and performs work to minimize personal and property risk and damage to staff, residents and real property.  Communicate effectively with residents, resolving issues at the property to the extent possible.  Oversee all work performed by contractors to ensure timely and cost-effective completion of projects.  Provide access to units for work to be performed in strict conformance with the procedures established by the Property Manager for each location including notice to the resident when access is needed and when work is completed. Manage access to units through a centralized key system. Key boxes are to be kept in the most secure location available. Keys are to be coded and the codes kept apart from the key box itself. An access log must be maintained when keys are used to access units listing the reason for entry. Demonstrate an understanding and commitment to fair housing, equal employment and racial/ethnic diversity policies at all times. Communicate effectively with Property Manager, Residents, Employees, Vendors, etc. Manage and schedule on-site staff and contract personnel to achieve timely and appropriate balance between turnover and common area housekeeping and maintenance. Purchase supplies and equipment necessary to maintain the property, consistent with the budget and the direction of the Property Manager.  Collect rents, record/post to resident accounts, and deposit cash receipts in a timely manner.  Maintain all property files that are to be kept at the property.  Submit reports required and/or requested by company reporting schedule or company property management personnel in a timely and complete manner. Maintains the daily upkeep of common areas (internal and external), the preparation of vacant units for occupancy, maintenance repairs for minor plumbing, electrical and other building related items.  Perform regular property inspections to assure that property is maintained at all times in a consistent manner.Ensure the property complies with requirements of local and federal regulations.

Requirements
Ability to process high volume of work; Ability to communicate and interact effectively with all personnel at all levels of responsibility within the company; Strong administrative, organization, and customer service skills; Knowledge of MS Word, Excel and Outlook computer software programs; Strong communication and interpersonal skills; Managerial skills; Three or more years related experience/and or training; or equivalent combination of education and experience in the property management field as a leasing agent, manager, maintenance technician and custodian.
